This established Boarding Kennels & Cattery including spacious owner’s accommodation and separate cottage is for reluctant sale as the current owners are succumbing to advancing years.

The business, located on 3.28 hectares in a rural environment in the central North Island, was established in 1998 with appropriate council permissions and complies as a permitted activity under the Resource Management Act.

Kennels

The kennel block is located away from the house and comprises 72 square metres constructed over a concrete slab with board and batten cladding, clearlite and corrugated iron roofing, with PVC spouting. Internally the boarding kennels are plywood lined and have 20 loose boxes plus central alleyway.Power, septic tank and water supply are connected.

Adjoining the kennels building there are a series of exercise yards with mesh netting and concrete paths providing access. These are arranged with internal sub-division gates to allow maximum utilisation of space according to occupancy.

An additional Reception/Storage building was built in 2008 comprising of 22 square metres with a veranda of 8 square metres. It is built over concrete foundations and floor slab with board and batten exterior cladding, coloursteel spouting and roofing and having vehicle access via a single tilt-a-door. This building is partitioned into an office, store room and toilet and services include a sink unit. Telephone and Data connections are also provided.

Cattery

The cattery building is around 25 square metres adjoining the double garage and comprises a concrete slab, fibre cement sheet cladding, PVC spouting and corrugated iron and corrugated plastic roofing.

Within this building there are three separate areas: A run, cat box area plus two individual rooms. There are 18 purpose built fibreglass cat boxes which were installed in 2008, and an isolation pen.

Main House

A four bedroom dwelling of around 200 square metres plus covered porch area of around 15 square metres, and exterior decking of 37 square metres. Construction is on concrete pile foundations with particleboard and tongue and groove timber floors. Exterior cladding is Fibroplank and ribbed fibrolite, with aluminium joinery. Roofing is coloursteel profile sheeting with box steel spouting. Interior linings are Gibraltaboard and timber sarking with plasterboard ceilings.

Accommodation comprises three double bedrooms, one with ensuite, and one single bedroom. There is an open plan dining and living space with adjoining office space, and a separate family room. Kitchen, family bathroom, separate utility room, and laundry complete the accommodation.

Services include gas fired, radiator style, central heating plus wood burner. Hot water is supplied by an electric hot water cylinder connected to a wetback on the wood heater. Water is supplied via a pressure pump from a storage tank that is filled from a bore located on the property.

Garage

There is a detached double garage of 72 square metres constructed over a concrete slab and clad in Fibroplank with coloursteel roof and spouting. The garage is part lined with power and water connected. Kennel/cattery laundry facilities are provided with an electric hot water cylinder and automatic washing machine. Access is via one double, remote controlled, tilt-a-door, and one single tilt-a-door.

Cottage - Unfortunately the cottage was destroyed by fire on 19th April, we are awaiting further details regarding GV etc. and will update listing when things become clearer. Parties still interested please feel free to contact us and discuss options.

The cottage is a single level three bedroom weatherboard building maintained in an indifferent state of repair. This is currently let and occupied, but serious consideration should be made to replace it. As an existing building there would be no planning or consent issues associated with this.
