 Part of the gardens looking towards High Street, Boulcott, Lower Hutt Essentially this is a large complex situated at 758 High Street, Boulcott, Lower Hutt. There are 19 units onsite as well as the manager's apartment and the common living areas including kitchen, dining area, communal lounges, spa room, bathrooms and two offices.  Not the greatest photo in the world but the manager's accomodation is the 3 bedroomed apartment above the common living areas. There is a garage with internal access and the apartment is bright and sunny with three bedrooms, bathroom, small kitchen and reasonably sized dining / lounge area The concept of the village is to provide independent living for the residents who live here but many are elderly and a few require some level of assistance with daily routines including the provision of lunch time meals, personal care, medication etc. The minimum age for entry to the village as a resident is 55 years.  A photo of one of the larger units, probbaly now about 15 years old All units are individually owned by the resident and / or their immediate families. They are responsible for their own rates, internal maintenance of their properties etc. Resdients sign an individual contract with management when they come into the village and the terms of the contract are binding on both parties. There is also a Statutory Supervisor arrangement in place as required under New Zealand law for the protection of both management and residents  Another view towards the manager's apartment Income is primarily derived from the weekly management fee paid to the village by each resident. Currently this is $112.50 per resident per week so with 19 units onsite this equates to a guaranteed return of approx $100,000 per annum. Additional income is generated from meals and personal care and the managers recoup a percentage of the sale price of each unit sold as individuals depart the village.
