Over a dozen quality restaurants and take-out establishments keep the guests fed whilst the bars and night spots keep them entertained late into the night. Abisko Lodge, Apartments and Campground has accommodation options spread across four main areas, thus increasing our exposure to the tourist accommodation market. We offer camping (tent, caravan and motor home), cabin, ensuited lodge room (motel style) and self-contained apartments. Prime location with main street frontage, excellent signage, well rounded marketing, established branding, well developed web site with live booking availability and channel management, together with our central location in the village makes Abisko a regular first choice for guests wanting to stay in Methven. Products / Services Abisko Lodge is currently run by the owner/manager husband and wife team with support from casual staff during the busier periods. Increasing the value-add services that we offer, together with a significant growth in occupancy levels has seen a steady growth in both winter and summer trade. Abisko Lodge consists of: - - 2 self-contained apartments. Sleeps 16+ (each apartment can be configured as either 1, 2 or 3 bedroom)
- 13 ensuite lodge rooms. Sleeps 42+ (fully redecorated 2009)
- 18 powered campervan sites.
- 1 cabin.
Self-contained apartments: The self-contained apartments were built in the front of an old grain store over 10 years ago. The grain store has been established for over 80 years and contains tons and tons of rare timbers including Rimu and Kowhai. Each apartment can be configured as either a 1, 2 or 3 bedroom apartment by selectively locking off doors, but leaving the main living areas open. Bedding for 8 pax consists of 1 queen bed, 2 single beds and two split-king beds which split into a further 4 single beds as desired. Each room can easily accommodate a further single bed if desired as these rooms are large. The downstairs living space is open plan with an average sized kitchen with dishwasher, stove and refrigerator. All cooking and eating utensils are supplied. The lounge area are has a lounge, TV, DVD, dining table and log fire burner. WiFi internet (pay-per-use service) is available in both apartments. There is enough space to build a further two (or more) apartments in the grain store. Ensuited Lodge Rooms: There are 12 ensuited lodge rooms in the main lodge building and a further one built in a satelite unit at the rear of the lodge. Each lodge room has its own ensuite (shower, toilet and basin). The bedroom has LCD TV, heating, tea and coffee making facilities and bar sized refrigerator. All bedding, bedspreads and electric blankets are included. Lodge bedding: - 1 room has 1 double and 1 single bed.
- 7 rooms have 1 queen and 1 single bed. (1 queen can be split into 2 singles)
- 1 room has 1 queen and 2 single beds. (queen can be split into 2 singles)
- 1 room has 1 queen and 3 single beds. (1 single bed is a bunk)

All lodge rooms (excluding 1) have been fully redecorated in 2009. This included: - - Full patch, repair and paint of all walls.
- New LCD TV’s.
- New bar fridge.
- New carpets.
- New bedspreads.
1 room has a small kitchenette with microwave, sink, toaster and dining table in addition to the standards above. Potential exists to install a further room, perhaps a 1.5 bed room at minimal additional cost in existing structures. WiFi internet (pay-per-use service) is available throughout the complex. Powered Campsites: The campground commenced operation in 2005 and currently has 18 powered sites available. The campground consists of 8 gravel sites and 10 grassed sites and is situated behind the grain store in a well developed and tree lined block. Non-powered sites are at the discretion of the operator. Patronage of the campground has increased over the years. Potential exists to increase the campground capacity, as required, by simply adding powered outlets to the existing power poles (provision exists already). A modern ablutions facility was built in the rear of the grain shed and consists of 3 toilets and 3 showers (including disabled access). Energy efficient lighting and water saving measures have been incorporated. A heated living room with 24/7 internet café access (skype and card reader enabled) and television is available for campground guests. A kitchen is also available. A feature of our facilities are the polished Rimu floors which are throughout the ablutions, kitchen and lounge area. WiFi internet (pay-per-use service) is available throughout the campground. Cabin: A small (3.0 x 2.6) cedar cabin was installed in 2008 and is increasing in popularity with marketing. Simple, basic, cozy with character, the cabin offers a warm, dry bed at a budget price for travelers and fills the gap between the lodge rooms and a campervan. The cabin shares the facilities of the campground. Being relocatable and easily erected in kit form, it was the intention to install more of these cabins in the near future as they grow in popularity. Guest Services: - Licensed bar.

Abisko Lodge is set on two allotments and can easily be separated or operated independently. Freehold Premises Abisko Lodge, Apartments and Campground complex is situated on two parcels of land, both with main street frontage and are offered for sale as a freehold, going concern. Land parcel 1 contains the 2 apartments, campground, campground facilities and cabin whilst land parcel 2 comprises the lodge, reception areas and managers residence. Owners Residence: A large 4 bedroom owners/managers house is situated on top of the main lodge living areas with a small private lounge downstairs. Advance Bookings: Winter ski holiday bookings have commenced already and we expect solid bookings again this winter, especially following excellent ski seasons the past two years, and hot on the heels of the 2010 Vancouver Winter Olympics. It would be prudent for a new operator to take over prior to June to acquaint themselves with the day-to-day operation of the business prior to the busy ski season, to fully take advantage of these advance bookings. We have significant bookings already made for 2010 and we are expecting an increased interest in accommodation during the Rugby World Cup in 2011 – marketing for our lodge has already commenced. Future Potential: The main potential for Abisko Lodge is to develop the increasing summer tourist trade. This has been steadily growing over the past few years. Abisko Lodge is in the unique position to have a significant parcel of land (campground) that could be further developed into and of the following options:- - Add more cabins.
- Add more apartments.

- Demolish and start over.
The lodge has potential by introducing food and beverage trade as well as installing a new unit (semi-self-contained) at the rear of the complex.
