Marineland Heritage House Bed and Breakfast/Guesthouse, on the corner Waikawa Road and Taranaki Street in the heart of Picton, was originally built in the 1920's for the local Doctor as both his home and surgery. In the 1960's with alterations and additions it became Marineland Private Hotel. The Homestead has a Marlborough District Council Heritage Building status. The property has retained many of the original features making it a traditional style Bed and Breakfast accommodation complex. Over the past seven and half years the present owners have completed major renovations and upgrading of facilities while still preserving the traditional aspects of the homestead.

Description of Marineland Heritage House B & B/Guesthouse:

Marineland Heritage House B & B/Guesthouse operates as a traditional style B & B. There are 12 bedrooms, five downstairs rooms all with ensuites, TV. The upstairs bedrooms have shared bathroom facilities. There is a mix of rooms, super king, queen, double, twin, triple and single. All rooms have hand basins, tea/coffee making facilities and hair dryers. On the ground floor adjacent to the reception area is the guest lounge with a comfortable lounge suite, TV with video and SKY TV. There is a computer for guests use with Wireless connection. In the lounge are brochures, magazines and a bookcase for guests to swap reading material. Heating in the lounge is with an electric Siemens panel heater. All floorings in the property have been replaced with the exception of the lounge and dining room which are in very good condition. The majority of the drapes have been replaced through out the house. Double glass doors open from the lounge into the dining room.

The dining room area can seat twenty guests comfortably at five tables. Seating for thirty can be accommodated if required. The dining room has two sideboards used for serving a continental breakfast in the mornings. Pots of tea, coffee and toast being prepared in the kitchen and served to guests. The heating is with an electric Siemens panel heater.

The main kitchen has been updated in the present owners time with new stainless steel benches, cupboards, central Island with seating, electric stove, dishwasher, and floor coverings. It has a large walk in pantry, wastemaster, fridge and cona coffee machine. A large desk with built in filing cabinet and lockable drawer for the reception cash box. This area has the owners computer and is used as the main work station for accounts, emails etc with its close proximity to the reception area. There is a security camera in the reception area with the monitor in the kitchen. The kitchen is heated with an eight finn oil heater.

The front door and entrance area is from the porch at the front of the house. This area has tables and chairs which guests enjoy sitting at during the summer evenings. The reception area leading in from the front door has a rimu reception counter, lockable drawers, diary for guest bookings, EFTPOS machine and phone/fax. There is a separate phone for guests use for local calls or toll calls with a pre paid calling card. The heating for the reception area is with an electric Siemens panel heater. Floor coverings in the reception are have been replaced.

Off the hall way downstairs there are five ensuite bedrooms, two doubles, one small twin, a queen and a super king. All the downstairs rooms have TV sets, hair dryers, tea/coffee making facilities, handbasins and electric fan heaters. The hallway is heated with an electric Siemens panel heater. Off the hallway are two toilets, one for guests to use and one for staff members. Access to the linen room is available from the hallway and can also be accessed from the back yard.

At the end of the hallway downstairs there is a laundry situated beside the back door entrance. It has three Maytag commercial washing machines and two commercial Maytag driers. Laundry baskets, a stand for holding detergents, buckets etc, iron and an ironing board are in the laundry.

The storeroom leads off the laundry with a large chest freezer and a second fridge. Built in shelving with all the kitchen and breakfast stores, plus additional kitchen equipment, such as a bain marie and pie warmer are stored there.

The linen room is in this area for easy access to the rooms and the laundry. Built in shelving with all the linen, 2 vacuum cleaners and baskets with cleaning products.

The garage has built in storage shelves down one side for bulk containers of cleaning products, brochures, AA guide books etc. Ample parking for one car.

The stairway to the upstairs floor is situated in reception area. Upstairs there are a total of seven bedrooms. A small single bedroom has been used for the past year as an owners office. For the last year Marineland Heritage House has been operating with six upstairs bedrooms for guests.

All rooms have handbasins, fan heaters, plus tea/coffee making facilities and hairdryers. The upstairs rooms have shared bathroom facilities. There are two twin rooms, two single rooms, and three triple rooms with a double and single bed. Two separate toilets and two separate showers. There are two large storage areas under the roof. Large items such as excess carpet for re carpeting the stairway at a later stage, old financial records etc are kept in these areas.

The owners apartment leads off the upstairs accommodation, so there is both internal and external access. The accommodation has two double bedrooms, kitchenette with storage cupboards, bathroom with separate shower, bath, vanity, heater and heated towel rail. A large spacious lounge/dinning room with a very efficient diesel heater. A covered balcony off the lounge with room for a table and chairs. This area gets all the afternoon sun. The owners accommodation has recently been painted with new light fittings, carpet and drapes.

Outside the owners accommodation is a work shop with a large separate room decorated and carpeted which can be used as a hobbies room, office or sleep out.

Beside this is a garden shed with a covered area for rubbish bins. A small vegetable garden and shade house. A large clothesline for all the household laundry and compost bins for food scraps. Another border garden with rhubarb growing which guests enjoy eating with breakfast.

At the front of the property there is a large in-ground swimming pool with a wooden clad pump shed. This area is fully fenced with approved child proof gates. Tables, chairs and umbrellas make this is a very popular area during the summer months as it is private and sunny. Along the path to the entrance of the house is a wind cloth on the pool fence offering both privacy and wind protection for the pool

The house is surrounded in gardens, with cottage garden plantings, roses etc. There is a native garden on the eastern side of the property. Some areas have an irrigation system installed, other areas are watered by soaker hoses. The garden has virtually been replanted in the past six years with compost, manure etc being added to the gardens. Only organic sprays have been used in the past seven years.

Freehold Premises:

Marineland Heritage House B & B/Guesthouse is a freehold property and business on a section of 1214square metres. There is a legal easement for the shared driveway into the back yard parking area. It has a current building warrant of fitness under Marlborough District Council requirements to operate as a B & B/Guesthouse. This is is an annual requirement as is the inspection of fire extinguishers. Manual fire alarms and smoke alarms are fitted throughout the house. Marineland Heritage House B & B could be operated as a Back Packers with some minor internal alterations.

Hours of Operation:

The present owners have operated the business seven days a week throughout the year up until the last two years. During the summer months the reception is open from 7am through to 10pm. For the past two winters the business had been closed for three months during winter.
