The studio operation was moved to its present location in April of 2008 and renamed ‘Studio Evolution’. There is huge potential for growth in this business as very little marketing has currently been undertaken due to the owner’s casual use. The current owner lives on a small lifestyle block 40 minutes drive out of Gisborne,(which is also for sale), and has set the recording studio up as a project facility for more pleasure than income.

Reason for sale: The owner wishes to recoup capital investment made in equipment as he has recently purchased a Commercial FM Radio frequency in Gisborne, and wishes to start a radio station. This requires capital expenditure for purchase of expensive transmission and computer equipment.

Whether you want to own and operate your own recording studio, or perhaps prefer to have the current owner operate it for you on a casual hourly rate, either option is available. You may just be a keen musician wishing to get involved in studio recording, and want to be able to record whenever you feel like it; this is your opportunity!


Products / Services

The studio provides recording services for Bands, Soloists, Chamber groups, Kapa Haka groups, and any number of creative people that need to record their work and ideas.

Business also uses the studio for podcast recordings for their websites and jingles for advertising. One aspect that is currently being developed is the archiving of past and present local recordings for an installation at the local museum.

Studio Evolution currently charges $50+GST per hour for recording and production. There is also revenue to be gained by hiring out the in-house studio drum kit, bass guitar amplifier, Yamaha 88 note weighted Digital Piano and other equipment if clients don’t have sufficient equipment. Most of the studio equipment is in as new condition, having had very little use, and has been kept in a smoke free environment.

In an agreement made with the current manager of the ZGFM Radio station, the studio kindly has the use of a Neumann U67 Large Diaphragm Condenser valve microphone and solid cast boom stand. They have also kindly allowed the use of an English made ‘Acoustic Design Research’ Dual channel Compressor/Limiter/Gate, this unit does need some calibration but still very workable. A new owner could have this unit serviced at their expense for improved use. They also have an abundance of 1” two-track Otari B5050 machines available for archive work if needed, and even an old 4 track 2”, and Tascam 8 track out the back.


Leasehold Premises

‘Studio EVOLUTION’ is located inside ‘The Radio Network’ building, at the Childers and Grey Street roundabout. This NZBC Recording studio was built in 1971 as a radio advertising production studio, much like classic BBC studio designs of England. The studio has been kept in its original design, only with modern air conditioning recently installed for customer and engineer comfort.

Studio Evolution leases two isolated studio rooms, (control room, and live room), both lockable, and also the hall space between these rooms which is also useful for recording separation. There is an adjoining production suite used by the radio network for voice over’s, which can be used after normal business hours- the room only.

The building is multi-tenanted, including the national ZM radio network who broadcast live until 10am. Production work such as jingles, podcasts, audio restoration, and acoustic recordings are well suited prior to 10am, with louder band work (particularly drums) starting after 10am.

The buildings tenants all share separate male and female toilets which also include showers, these are maintained by contractors. There is also an agreement for use of the kitchen/tea room for studio users during and after work hours.


The lease will need to be renewed with the landlord on 31st March 2011. Current rent is $100+GST weekly or $4800+GST per annum.

Plant and equipment being sold

The asking price has been based on a fair market value of the equipment, by its condition and the amount of use, and also includes a small $5k sum which covers the existing lease to run, the studio’s past and present good name, and also that this studio facility is the best recording studio Gisborne has ever had, and currently still has to offer! The business currently is owner operated. No staff.

Gisborne, the first city in the world to see the sun each day, is located on the sunny East Coast of the North Island.

The Maori name for the district is Tairawhiti which means "The coast upon which the sun shines across the water". Kaiti Beach, near the city, was where the Maori immigrational waka, Horouta, landed; and is also the first European landing place in New Zealand.

Captain Cook first set foot here in 1769. European settlement was established in 1831 and the town which developed was named after Hon. William Gisborne, the Colonial Secretary, in 1870.

Prior to this the settlement was known as Turanga but confusion with Tauranga, Bay of Plenty, led to the name change. To the early Maori the Poverty Bay area was known as Turanganui-a-Kiwa, "The stopping place of Kiwa". Gisborne became a borough in 1877 and a city in 1955.

Climate 

The Gisborne district (population 45,000 with about 30,000 residing in the city) generally has warm summers and mild winters. Gisborne is one of the sunniest places in New Zealand with average yearly sunshine of around 2200 hours. The region's annual rainfall varies from about 1000mm near the coast to over 2500mm in the higher inland country. Temperatures of 38°C have been recorded and an average 65 days a year have a maximum of over 24°C.

Farming 

The Poverty Bay plains contain 20,200 ha of rich, alluvial river flats which, combined with mild temperatures, make this district an ideal area for the growing of maize, grapes, kiwifruit, citrus and subtropical fruits. The district is mainly hill-country, well-suited to grazing. Sheep, cattle, deer and goats are farmed. Pinus radiata forests have been planted throughout the region with forestry now a major land use.
