Crossroads Motels business Waimate private sale

Your home away from home - where you get more for less

Waimate is best known as the “Centre of the South”.

The town is the commercial hub for a prosperous farming community that extends from the Hunter Hills to the sea. Waimate is also famous for its wallabies that were introduced from Australia in the mid-1800’s, some of which are now rare and endangered back in their native Australia.

Friendly Waimate offers wide streets, historic Edwardian buildings, and a relaxed lifestyle. The town is located about 45 km south of Timaru and 50 km north of Oamaru. To the west, the Waitaki River system offers magnificent salmon and brown trout fishing, kayaking, jet boating, and summer camping for the whole family.

Crossroads Motels have been providing accommodation services in Waimate for over 40 years. This business has an enviable reputation for providing clean, tidy, and affordable accommodation with the owners Di and Don Sutton going the extra mile to provide their customers with friendly service.

Motel units have King and Queen beds and ensuite bathrooms

Di and Don live alongside the Motels in a large 4 bedroom house. Because of demand, they rent 3 of their bedrooms as Bed and Breakfast accommodation. This has proved to be an excellent arrangement with both businesses complementing each other.

The two businesses are on separate freehold titles:

  • Crossroads Motel at 196 Queen Street – a 1045 square metres property with a substantial concrete block Motel building with painted walls (inside and outside) and an iron roof. Floors are covered with carpet, with vinyl in wet areas. There is ample room on this property to build further 3 Motel units plus a new house to the owner.
  • Mill Road B&B at 2 Mill Street – a 1348 square metres 4-bedroom house adjacent to the Crossroads Motel. It has a glazed brick exterior and tile roof, with wall-papered interior walls and painted bathrooms. Other buildings on-site include a 2-car garage and a woodshed.

Di and Don wish to retire and they are now selling their business as a going concern with everything in place for the new owners to trade from day one.

  • Crossroads Motels and Mill Road B&B – asking price 667,000 (plus GST, if any).
  • Crossroads Motel only – $375,000 (plus GST, if any).

This is a great opportunity to own a home and income business:

  • Situated in a garden setting on State Highway 82 (the road from Timaru to Kurow and Queenstown).
  • Quiet, central location, restaurant across the road, 50 m to Victoria Park, Town Centre, and public heated swimming pool.
  • Easily-run business by one person – the other could work off-property if so desired.
  • Lots of family members come home to Waimate to visit relatives, many of them use the Motel/B&B as their accommodation base.
  • Sound business with two different income streams, but still with time to enjoy all that the Waimate area has to offer.
  • Should the new owners chose, the B&B business could become their family home while still operating the Crossroad Motels.

Waimate

Waimate, in the heart of South Canterbury's farming region, is a charming peaceful country town, noted for its Edwardian buildings that line the main street. The town, population about 3000, is a centre for pastoral farming, cropping, dairy farming, forestry, vegetable and berryfruit growing.

The main commercial centre with its numerous second hand shops and antique dealers is well known to collectors. Other features of the town include stately Victoria Park, the annual Waimate Strawberry Fair, the town’s heated swimming pool, Waimate High School, golf courses, walks, and sports events. There is a “White Horse” set-out on the hill behind the town that is a tribute to the Clydesdale horses that were used to break the surrounding land into grass.

Waimate is well-known locally for its population of Bennett's wallabies. These were introduced from Australia and now live wild in the countryside surrounding the town. They are farmed locally and shot for sport. Some are exported to zoos.

The Waimate District is bounded by the Waitaki River in the south, the Pareora River in the north and the Hakataramea Valley to the west. Most streams and rivers hold good populations of brown trout and there is excellent salmon fishing in the Waitaki River.
