Peaceful country living in a corner of paradise

In the heart of Northern Southland, Mossburn is surrounded by magnificent landscapes and clean fresh flowing rivers.

Situated on the main tourist route between Queenstown and Fiordland, it has New Zealand’s top tourist destination within easy reach - the Fiordland National Park World Heritage Area - which includes the stunning Doubtful and Milford Sounds, Lake Te Anau and Manapouri, as well as hidden treasures such as Lake Mavora and Monowai.

An area of stunning scenery, it is also a paradise for the active outdoors lover. Four of New Zealand’s Great Walks (Keppler, Milford, Routeburn & Hollyford) are within its boundaries, while hunters and fly-fishermen from around the world chase impressive trophies.

Lifestyle opportunity on 28 acres

Situated 3km out of Mossburn township on the main Queenstown - Fiordland tourist route, this hobby farm property comprises 28 acres of peaceful country lifestyle, part time income (via holiday accomodation), snow capped mountain views in 3 directions, and is 2km from the superb trout filled Oreti river (see first photo).

On-site is a sunny 3 bedroom house with office, logburner (with wetback), open plan living / dining area and a large sunny deck for outdoor living.

The property is divided into 19 fields with a variety of farm buildings (garage, sheds, haybarn, deer yards).

Part Time Business Income . . .
. . . Holiday Park

For only 0-3 hours input / day, this holiday park offers guests a peaceful relaxing stay in spacious rural surroundings with a farmstay-like feel (see side photo's). It includes:

  • 50 powered sites
  • Large tenting area
  • 7 standard cabins (26 beds)
  • Well equipped amenities block

Guests love the peace and beauty on offer, and especially not being packed in like sardines. A few comments from the Park guest book include:

“Beautiful grassy sites with wonderful hosts to boot. Great to wander around the farm animals and just relax. The most pleasant motor home park we have been to in NZ. Recommend to all”. T & D WilliamsdaleAustralia

Cabins

The 7 cabins (see extra photos) are standard (sleeping 2-9), and are equipped with bunk beds, table and chairs, heater, hot water jug and toaster. Guests are generally expected to provide their own bedding although linen can be hired. These are particularly popular with fishermen and rural contractors working in the area.

Other facilities:

  • Amenities block – low maintenance concrete construction
  • Laundry: washing machine and dryer on coin operated timers
  • Kitchen: bench-top elements, microwave oven, fridge/freezer, toasters, kettles, sandwich maker, crockery, cutlery and cooking utensils, tables and chairs, TV.
  • Showers/Toilets: 12 shower & toilets, 1 urinal and 16 wash basins.

Part time hours required:

The Holiday Park is operated by the owners without assistance. The Park currently requires 0-3 hours per day, depending on the time of year (largely seasonal). Availability:

This property is available for immediate purchase / possession.

Potential for development:

  • Existing camp facilities are underutilised. New approaches such as an animal theme park, school stays or theme weekends (eg duck shooting / fishing) could boost numbers without further capital investment.
  • Hobby farming such as a small stud venture (eg alpaca, pigs, goats) or leasing out land to neighbouring farmers.
  • Subdivision is possible without affecting the core lifestyle value or business returns. Few lifestyle blocks are available in the area which increases the feasibility of recovering some of the initial capital outlay in this way.
  • AND.....

EXCITING NEW DEVELOPMENT:

The proposed "Around the mountain cycle trail" is expected to receive government ratification in mid Nov '09 and be operative in Nov'10. Mossburn is the officially planned stopping point for day 2 of the 4 day cycle trail and this property is within 2km of the cycle trail. Being the largest accomodation provider in the Mossburn area, it is well set to take advantage of this significant increase in demand for accomodation - particulary for backpackers and group bookings.

About Mossburn :

Mossburn township has a hotel, two garages, a general store, diner, and a gift shop / cafe. There is an excellent local primary school (ages 5-10) in the township and an area college (ages 11-17) 15 minutes drive away. Both are serviced by school buses.
The town provides many sporting, recreational and cultural activities, most of which are based in the impressive local Community Centre. This plays host to activities such as Lions groups, the local kindergarten, Bridge, squash, badminton, small bore rifle shooting, indoor bowls, trampolining, netball and basketball. Nearby fields and courts also cater for rugby and tennis. On the edge of town is a 9-hole golf course and a heated indoor community swimming pool (~25m) is adjacent to the primary school.
