2 x Studio Units
With self-contained kitchen facilities that include a microwave and refrigerator, Queen bed with electric blanket, bedside cabinets, electric heating, television, and comfortable furnishings. Each Unit has an ensuite bathroom with shower, toilet, heated towel rail, and hair dryer.

Both units are purpose-built and comprise a stand-alone, north facing building at the rear of the property, complete with verandah. One Unit has wheelchair access.

1 x King Suite
On the first floor of the main house, complete with its own entrance and sunroom-dining area with table and chairs. The suite has tea and coffee facilities and a toaster, fridge and microwave. Other appointments include a King bed with electric blanket, elegant ensuite shower, hair dryer, spacious walk-in wardrobe, ironing board and iron, television, DVD player, and comfortable furnishings. The Suite enjoys beautiful views of Mount Luxmore.

Freehold premises

The owners are selling the freehold title to land (1014 square metres) and buildings (house and studio units) at 44 Matai Street, Te Anau. The 2-storey house was built about 1983 of timber framing on a concrete floor and with an iron roof. The cladding is stained weatherboards. The Studio Units (87 square metres) were built in 2003 of the same type of materials.

All rooms are presented in an immaculate condition. The King Suite has timbered ceilings, painted walls, tiled bathroom, and carpet floor coverings while Studio Units have wallpapered walls and carpet/vinyl floor coverings.

The owner's 2-storey home is an elegant architecturally designed "Alpine style" house set among established lawns and gardens. Downstairs are front entrance and hallway with two large cupboards, master bedroom with walk-in wardrobe, bathroom, separate toilet, office, conservatory, and two more bedrooms. The front door (and the rear door of the house) is protected by a verandah. The lounge-dining and kitchen with walk-in pantry are upstairs along with a separate study and another toilet. There is a balcony off the lounge, ideal for al fresco dining and relaxation during the summer months.

The house is heated by a Yunka wood-coal burner (downstairs in the hallway) and the flue runs up through the upstairs lounge area for efficient heat distribution. There is heaps of storage in two loft spaces and under the stairs and there is internal access to a large garage. New carpet was laid in the hallway, stairs, lounge and dining area in March 2008 and a new dish washer and stove have been bought in the past 3 years. The gas hot water heating has also been replaced - water is heated as needed so you never run out of hot water.

Day to day management

Staff:
The business is easily operated by one person.

Laundry:
During busy November through to April, sheets are hired from a local laundry that deliver and pick up. The business owns its pillow cases and towels and these are laundered on site.

Consents:
Resource Consents and Code of Compliance have been attained from the Southland District Council.

Advertising and Promotion:
The business advertises mainly on the Internet via its own web site http://www.antlerlodgeteanau.co.nz and via both paid and free web sites. Te Anau

The township of Te Anau (permanent population about 2000) is the gateway to Fiordland. It is 21 km north of Manapouri (gateway to Doubtful Sound) and two hours from Queenstown with its International airport, winter snow sports, and summer adventure tourism.

Te Anau offers excellent shopping facilities with major banks, rental cars, medical and dental services and two schools - Fiordland College and Te Anau Primary School. The town has several fine restaurants with extensive wine selections and a challenging golf course. The local airport is served by several airlines and helicopter charter businesses.

There a number of famous walking tracks close to Te Anau (Milford, Hollyford, Routeburn and Greenstone) and the town has an international reputation as the “walking capital of the world”. The Kepler circular track is the newest track in Fiordland and it starts and finishes in Te Anau township.
