Leasehold premises

Alpha Motor Inn trades from leasehold premises (3781 square metres) at 227 Broadway Avenue. This is a highly visible site on the corner of Broadway and Victoria Avenues - Broadway is one of the main streets running into the central city Square while Victoria is a main cross-town Avenue.

The complex comprises three separate 2-storey motel buildings (Block A, B, and C) and an Owner/Manager building. The 2-storey Owner/Manager Building includes reception, office, motel kitchen and private living quarters.

Lease
The lease is for 20 years from February 1999 with a further 10 years right of renewal. Rent reviews are every two years.

Motel Buildings
The buildings date from the late 1970’s and are constructed of concrete block walls on concrete floors with long-run roofing iron and aluminium exterior joinery. Some exterior walls are clad in timber. Interior walls are painted and stairs are easy to negotiate. Floor coverings are a mix of carpet and vinyl.

There is a generous vehicle entrance way from Victoria Street and good parking outside units. The whole site is brought together by the clever use of small areas of lawn, specimen trees and flowering plants.

Motel Laundry
The on-site laundry has two Maytag washers, Cissell industrial drier, hot water from two gas heaters and a big storeroom with shelving for clean laundry. There are laundry cupboards in each Motel block.

Reception and Office
The check-in reception has counter, work station, computer, printer, office equipment, phone tracker, and Eftpos terminal. There is a separate office adjoining.

Motel Kitchen:
The kitchen is adjacent to Reception and comprises a well laid-out work room and storeroom with good bench space, cupboards, shelving, refrigerator-freezer, top element stove, dishwasher, Zip hot water, electric frying pans, crockery, and cutlery.

Owner/Manager accommodation
The owner/manager residence fronts on to tree-lined Victoria Avenue. There are three generous bedrooms upstairs (with wardrobes) plus bathroom (bath, separate shower, vanity) and toilet. Upstairs rooms look out over both Victoria Street and the Motor Inn complex.
