Iconic Hotel Business For Sale
Featherston, Wairarapa,
New Zealand

Empire Hotel business Featherston private sale

The Empire - "the local's hotel"

Featherston is the southern gateway to the Wairarapa region.

All road and rail traffic coming north from Wellington to the Wairarapa passes through Featherston. When travelling south, Featherston is the last town before the Rimutaka Hill Road and a welcome stopping place when the road is closed by winter weather.

The Empire Hotel has been an integral part of Featherston's history since the 1940s. Originally a 2-storey timber-framed hotel, the Empire has been altered over the years to meet changing demands. Today, the Empire Hotel offers hospitality services, gaming, and accommodation rooms in attractive and well-presented premises.

Spacious main bar with pool tables, TAB, and gaming

The Empire Hotel is where locals go for a cold beer, a good chat, and friendly hospitality. The Hotel enjoys an ideal suburban location opposite the Featherston Railway Station. While the Hotel is running perfectly well in its present configuration, there is potential to grow the business further by:

  • Providing breakfasts for commuters going to Wellington by train.
  • Opening a bottle store for commuters to pick up a bottle on their way home from Wellington.
  • Opening the restaurant up as a steak and salad bar for local residents.
  • Expanding the accommodation side of the business.

The Empire Hotel is being sold as a freehold going concern (land, buildings, business) with everything in place for the new owners to trade from day one. This hotel is an institution in Featherston and is well supported by local residents. It is being sold at a realistic price and would ideally suit new owners who can build on the present enterprise.

If you have a background in the hospitality industry and are looking for an established business with potential to grow, seriously consider what the Empire Hotel has to offer.

The Empire Hotel - a very good business and lifestyle too.

Main Bar (Public Bar)
The main bar is a huge open area with bar leaners, stools, tables and chairs, dance floor, and a juke box. This is a comfortable and relaxing area with numerous televisions for sport and racing, and a large 72 inch screen television for sport.

The TAB Terminal in the main bar is a major drawcard

Gaming - TAB Terminal
The Empire owns the Franchise for the only TAB Terminal in Featherston. The TAB is open from 10.30 am until close. The TAB brings in a steady flow of punters and is a definite asset for the Hotel.

Garden Bar
The Empire has a semi-covered Garden Bar that is popular with smokers and other patrons.

Pool and Darts Clubs
The Hotel has a very active Pool Club who play on Wednesday nights and Sundays and a darts team who play on Tuesday nights during the winter season. Both teams alternate home and away matches against other clubs and pubs.

Pool nights and Darts nights are busy and fun and there is a healthy rivalry between the teams with very competitive games.

Social Club
The Hotel social club has trips away and also hosts other clubs for pool and darts competitions.

Handle Club
Thursday is Handle Club night.

Sports Tipping
The Sports Tipping competition is very popular and runs for 16 weeks. There are more than 40 punters in the weekly competition.

Gaming - Pokie Machines
The Empire has 15 pokie machines supplied by the Lion Foundation. The pokies room is open from 10.30 am until close.

Gaming room with 15 machines

Bottle Sales
The Empire Hotel has an Off License to sell alcohol over the counter (to takeaway). There is potential to establish a Liquor Store within the Hotel offering a wider selection of beers, wines and spirits.

Lounge Bar/Restaurant
The lounge bar/restaurant is currently under utilised. At present, the Empire Hotel offers a popular snack menu but not a restaurant service.

There is a need for an alternative to the public bar for dining, group meetings and functions. The Restaurant can seat up to 40 people and would be an ideal venue for meetings and gatherings.

Accommodation
The Empire has 6 bedrooms consisting of two doubles - (double bed plus one single bed), one twin (2 single beds), and 3 singles. Rooms include all linen and bedding. Some beds have electric blankets and rooms are furnished variously with tables, duchess dressers, and mirrors. The bedrooms are serviced by two shared bathrooms.

Accommodation rooms are popular with contractors who stay on a regular basis. Guests have access to a private dining room with table, chairs and television.

The current proprietors have not promoted this part of their business. With no motel in Featherston now, there is scope to advertise the Hotels accommodation.

Freehold premises

The owners are selling the freehold title to land (2418 square metres), buildings, and business on the corner of Johnston and Harrison Streets in Featherston. The buildings are a mix of concrete block and timber. In recent years, the Hotel has had a new lounge bar and new guest lounge (1970), kitchen alterations (1978), skyline garage (1980), new roof (1989), new chiller (1999), and three new fireplaces since 2000.

The premises include a separate office, fully equipped kitchen, staff toilet, and ample storage space. The Capital Value (Land and Buildings) is $420,000 and the rates are $2878 per annum.

Featherston

Featherston is the northern entrance to the steep and twisting road over the Rimutaka Hills to Wellington. The town is famous for its association with the historic Fell railway that used to cross over the Rimutakas and for the military camp outside the town that was used in both World Wars.

Today, Featherston (population 3500) is linked to the Hutt Valley and Wellington by the Rimutaka rail tunnel. Because of easy commuter access, and close proximity to Martinborough wine country, demand for housing in Featherston has risen sharply. This will continue as more and more people realise that Featherston is a go-ahead community with a bright future.

The building of the Rimutaka Incline in 1878, with its Fell Engines, were a feat of Victorian engineering that continued in operation until 1955. Today, the Fell Engine Museum in central Featherston exhibits the only surviving Fell engine in the world The museum also contains an Incline Brake Van, working models and items of railway memorabilia.

Featherston has numerous antique shops and galleries and a Gateway Heritage Trail. The Featherston Heritage Complex commemorates pioneer life and aspects of World Wars I and II while the Mainly Military Museum has special exhibits about the Featherston military camp and its role as a Japanese Prisoner of war camp in World War II.

Featherston is close to Lake Wairarapa, the biggest wetland area in the lower North Island and a significant area in New Zealand for native and migratory birds. The town is also the natural access point for rugged Palliser Bay.

Martinborough is 13 km from Featherston and is now widely recognised as a premium wine region, especially for Pinot Noir grapes. Greytown and Carterton are also nearby with trendy cafes, restaurants and bars.
