Freehold Country Hotel Business For Sale
Reefton, West coast, New Zealand

Hotel Reefton freehold business private sale

Reefton, the Gateway to the Coast

Reefton is a small, friendly town on West Coast of the South Island.

The town is built on the banks of the Inangahua River at the junction of State Highways 6 and 7. This is a key intersection with considerable through-traffic as State Highway 7 links Greymouth on the West Coast with Christchurch (via the Lewis Pass) while SH 6 leads to Westport and Nelson.

Reefton is famous for being the first town in the Southern Hemisphere to have electric street lighting (1888). Today, its fame comes from gold mining with the new Globe Progress gold mine producing 12,756 oz of gold in the third quarter of 2007.

Reefton is about an hour from either Westport or Greymouth. The population of about 1200 people is rapidly growing as new families arrive daily to work at the new gold mine, in new coal mines, and for the ever-growing dairy industry. The future of small towns like Reefton, and in fact the whole of the West Coast, has a very positive feel.

Hotel Reefton offers warm West Coast hospitality, cosy accommodation and evening meals including famous roasts. It is a favourite meeting place for locals, passing tourists, and truck drivers who stay overnight before heading off next morning.

Hotel Reefton has come on to the market because the owners are retiring. This freehold business has everything that you would expect from a country hotel – friendly bars, home-cooked meals, and affordable accommodation. Hotel Reefton also enjoys an ideal location on State Highway 7 - right in the centre of town and next door to the Reefton Visitor Centre. Best of all, the Inangahua River flows past the back door with heaps of large trout to tempt every fisherman who passes.

Freehold going concern business with established patronage

Public Bar
The Public Bar is spacious and has a great atmosphere. Patrons come to chat with their neighbours, play darts, or have a game of pool. The bar has a potbelly fireplace and is lovely and warm in winter. The clientele are mainly working people and older residents.

Warm and inviting Public Bar with a strong local patronage

Lounge Bar
The Lounge Bar has 6 Pokie Machines run by the Grey Valley Lions Club. The bar also houses the New Zealand Racing Board TAB agency with plenty of room for punters to enjoy a quiet drink while studying their investments. Free tea and coffee are provided.

Comfortable Lounge Bar with TAB Agency and Pokie machines

Bistro Dining Room
The Dining Room seats 35 people and offers a menu of grills and the very popular “World Famous Roast”. With Reefton being a mining town, there are a lot of single men who have their evening meal at the hotel.

The Bistro Dining Room is popular with local families and tourists

The dining room is open for guest breakfasts, and for evening meals and takeaways from 5.30 pm, Monday to Sunday.

Upstairs Accommodation:
There are 7 easy-care bedrooms accommodating 11 people in a combination of twin and double rooms plus one triple room. The bedrooms offer true hotel accommodation (with or without a breakfast).

Well appointed, freshly painted upstairs bedrooms

The accommodation clientele are mostly truck drivers and tradesmen, easy to please with a warm clean room, a meal at night, and a cut lunch to take with them in the morning. They help themselves to a continental breakfast in the kitchen. Not surprising, Hotel Reefton has an excellent occupancy rate.

Freehold premises

The owners are selling the freehold title to land (2000 square metres) and buildings at 75 Broadway, Reefton’s main street.

The two storey building was built in 1910 of brick and plaster walls and an iron roof. The ground floor (410 square metres) comprises the Public Bar, adjacent Lounge Bar (for gaming), Bistro Dining Room, kitchen and service areas. The kitchen, which is very functional, has been modernised to cope with the large number of meals being provided by the Hotel.

The upper floor (220 square metres) has 7 accommodation rooms, all newly-painted, fresh and clean. There are two separate showers and two toilets to service these rooms.

The Hotel provides a separate office, staff facilities, ample storage and an adjacent parking area for customers. The parking area is a separate freehold parcel of land and it is also included with the business sale.

Owner’s accommodation
The Owners/Managers accommodation (upstairs) has 2 bedrooms, 2 toilets, a small lounge, and a bathroom with shower, bath and hand basin.

Reefton

Gold was discovered in the Inangahua Valley in the late 1860s and Reefton town was established sometime about 1870. It was named Reefton because the gold was in gold-bearing quartz reefs. Subsequently, coal was discovered in the area. Today, gold, coal, dairy farming and sawmilling all contribute to the local economy.

Reefton has preserved much of the character and charm of its historic past and attracts visitors all through the year. The town is in the heart of the Victoria Conservation Park and eco-tourism and outdoor activities abound. Over 70,000 people come into the Reefton Visitor Centre annually.

The local native forest is a mix of beech and podocarp that supports an abundant birdlife. Trout fishing, mountain biking, 4WD excursions, and bush walking are favourite past-times.
