It is ideally positioned to provide Bed and Breakfast accommodation for discerning tourists travelling around the scenic highlights of Westland.  Panoramic West Coast views from an elevated site Kallyhouse is built on an elevated site that overlooks the Tasman Sea with 180-degree panoramic views. The property borders onto the Paparoa Range with birds and native bush and the west-facing elevated aspect provides all day sun and spectacular sunsets. Kallyhouse has come on to the market because the owners wish to step back from their busy lifestyle. In its present configuration, the property provides an income stream for two retired persons. The hard work of getting the B&B business known to the Travel Industry has all been done. All the new owners have to do is to continue the existing business format and reap the financial rewards. The house is built of low maintenance concrete block walls on a concrete floor (lower level) and timber framing and Hardiplank cladding on the upper level. The roof is Coloursteel. Framing timbers are of New Zealand Oregon pine with full ply bracing, to seismic standards. Interior walls are lined with plasterboard and are painted (lower level) and papered (upper level). Floor coverings are a mix of vinyl and carpet. The house is fitted with a hot water central heating system from a Rayburn Range. Other fittings include kitchen electric oven, benchtop hotplates, microwave oven, dishwasher and a security alarm system. A Broadband connection is available at the house.  Kallyhouse, gardens, driveway and out-buildings Workshop & Lean-to Side Shed The workshop (135 square metres) has a separate office, water and telephone, one high lift Roller Door and one standard Roller Door, sky lights, crane rail, hanging fluorescent lights, and floor-to-ceiling storage cupboards. The Lean-to Side Shed is 20 square metres. Three phase power is available at the gate. Glass House, Potting Shed, and Fowl House (57 square metres). The glass house has water, temperature thermostat, ventilation fans, and lighting. There is a separate internal potting room with power, lights and storage. The potting shed is fitted with double access doors, wide enough for quad bike and trailer. There is also a fowl house and a stand-alone woodshed (15 square metres) of Colour Steel and with double doors. All Buildings are Certified and have all Electrical and Inspection Certificates. Water comes from a 27,000 litre storage tank and waste water is processed through a septic tank. The annual rates are $951.80 Climate Kallyhouse is situated in a unique environment with a frost-free microclimate that will support exotic fruit like lemons, kiwifruit and tamarillos. The property has been built on natural aggregate, which permits terrific drainage. Location Kallyhouse is ideally located on SH 6, on what is known as the "Golden Mile" or Barrytown Flat. SH 6 is the sole tourist route along the West Coast and over 500,000 people visit the Pancake Rocks each year. The Punakaiki Pancake Rocks scenic attraction and the Paparoa National Park are 10 minutes north of Kallyhouse, while Greymouth is just 20 minutes to the south. There is a Primary School three doors away and its only 500 metres to the bus that takes older children to Secondary Schools in Greymouth. Barrytown has bus services, a Rural Mail delivery, a Hotel offering licensed refreshments and meals (500 metres away), and a licensed restaurant one km away. The beach is an easy walk of 0.75 km. Greymouth and the West Coast of the South Island The West Coast, with about 33,000 people, extends from Karamea in the north to Jackson Bay in the south. Greymouth is the major town and the main administrative and commercial centre for the whole region. Greymouth has all shopping requirements, restaurants, banking, medical centre, chemists, hospital, and Airport.
